Paint on walls looks only as good as the surface under it. Nail holes and dents are filled, cracks are patched, and patches are sanded and primed so they do not show through the new color. Kitchens and bathrooms are washed first, because paint does not stick to grease or soap film.
Sheen matters as much as color. Flatter finishes hide flaws in the wall; finishes with more sheen are easier to wipe clean in kitchens, baths and hallways. Your proposal names the product and sheen for each room.
Marks, patches or a color you are tired of? We will walk the rooms with you and list every one in a written proposal.
Ceilings
Ceilings can be painted with the walls or on their own. Flat, textured and vaulted ceilings each need a different approach: textured ceilings take more paint and care at the edges, and high or vaulted ceilings need ladders or scaffolding set up safely. Stains from old leaks are sealed with primer first so they do not bleed through the new paint.
Ceilings stained or dingy? Your proposal shows them as their own line, so you decide.
Trim, doors and baseboards
Trim, doors and baseboards take the most knocks and the most cleaning in a home, so they get a harder, more washable finish than walls. Gaps where trim meets the wall are caulked so the line between colors is clean.
Scuffed baseboards, doors or trim? We will list every one in your written proposal.
What is not part of an interior job
Painting By Ken does not install or remove wallpaper, repair closet doors, or refinish cabinets (we paint them). If your project needs one of these, tell us at the estimate so the timeline can allow for it.
Damage found during prep, such as water-damaged drywall, is shown to you and quoted separately. The price for the work in your proposal stays the same, and you decide whether to add the repair.

Cleaning and washing
Wipe-down or wash of surfaces to remove dirt, grease, and residue.
Scraping and sanding
Loose paint removed, rough areas smoothed for even finish.
Patch and caulk
Nail holes filled, gaps between trim and walls sealed.
Prime as needed
Bare wood, patched drywall, and stained areas primed before topcoat.
Two-coat finish
Standard is two coats for even color depth and durability.
