What exterior painting includes

A job covers the surfaces you choose: stucco or wood siding, trim, fascia and eaves, doors and garage doors, and decks, porches and fences. Each surface gets the prep it needs before any paint goes on, and your written proposal lists every surface, the prep steps, the products and the number of coats.

Stucco covers many East Bay homes built in the last few decades, especially in San Ramon, Danville and newer parts of Concord and Walnut Creek. It holds paint well when it is clean and sound. Before painting, the walls are washed, loose material is removed, and cracks are filled so water cannot get behind the coating.
Stucco needs a coating made for masonry. Hairline cracks open and close as the walls heat and cool, so the product has to stretch with them. Your proposal names the coating and the number of coats for your walls.

Wood siding and shingles
Wood siding swells and shrinks with sun and moisture, and older homes often carry many layers of paint. That is why wood takes the most prep: loose paint scraped off, rough edges sanded, open joints caulked and bare wood primed before the finish coats. Skipped prep is a common reason paint peels early.
Prep sometimes turns up soft or rotted boards that paint was hiding. When it does, we show you, quote the repair separately, and you decide before any extra work.

Trim, fascia and doors
Window and door trim, fascia boards and eaves take the most direct sun and the most water from the roof, so they wear first. They are also where rot shows up first. Trim is caulked where it meets the siding and painted in a finish that sheds water. Front doors and garage doors can be part of the same job, in the same color or an accent color.

Complete exterior cleaning to remove dirt, chalk, and mildew.
Scrape and sand
Loose paint removed. Rough surfaces smoothed.
Wood repair, if approved

Gaps sealed. Bare wood and repairs primed.
Protect landscaping
Plants, walkways, and features covered before spraying.
Apply two coats
